Rob Grant: Greg, i'm curious, how many square foot are saved if the hall, library and spare room at the north end of the plans are removed, so that the second floor is only the two bedrooms above the master? Thanks ahead of time.

Greg La Vardera: For Roger Chambers, and anyone else that may be curious about the "one story" version of the house, it has just begun construction and we will be posting progress photos on our blog. You can see the progress at: http://blog.lamidesign.com/search/label/0751%20suburban%20house Please understand however that this so called "one story" version is really two stories - it is the same house as the plan posted here, reconfigured for a sloping site. The second floor has become a largely walk-out basement on the down slope sides of the house. So it is really not so much a one story house as a site specific adaptation of the design presented here. I hope that clarifies and prevents misunderstanding.

Greg La Vardera: Yes, this plan does include a basement. The site it was designed for was sloped, so the design included both crawlspace areas and basement areas. It could be built out either way, but the plans show a basement under the bedroom wing only. This is not an EcoSteel design, and it would be difficult to build with the EcoSteel system because of all the different profiles. There are steel beams and posts inside, and at the front porch, but the bulk of the house is wood framed.

Jon Maddux: Greg, does this plan include a basement? I assume it has some steel features, but is not in its current form an Ecosteel house, correct?

Roger Chambers: As I was looking at this design, I thought to myself 'this plan would work for my lot if the bedrooms were on a basement level'. Then I read your post. :) This layout flows very nicely. From the street on its north edge, my lot slopes upward rising 15 feet at the back edge, which faces mountain views to the south. So I need a design the enters the house on the lower level and I'd like to keep the bedrooms low so the height of the house doesn't obstruct the views from neighboring properties across the street to the north. Also, being in Arizona, the bedrooms in the basement would be a nice green aspect. It's difficult to find an existing plan like this. Can you tell me which direction the walk-out basement faced?

Greg La Vardera: Louie, the master bedroom in this design is on the ground floor level, which generally is considered ideal for aging in place. The one story version mentioned in the description is the same but moves the other bedrooms from the second floor to a walk-out basement. So its no different than this design in regards to aging in place. I'm sorry but that design is not available as a house plan.
