The first floor of this home uses it’s open spaces and outside escapes to create a larger than expected feel. The kitchen, dining, and living room have been connected to allow open living and family evenings. Each family member will be able to conduct different activities, while still communicating. This open multi-tasking environment is a useful reflection of today’s lifestyle.

The second floor’s key feature is it’s open on to an expansive roof deck. This indoor\outdoor living concepts takes what could have been a tight upper level, and greatly expands it allowing for barbeques, stargazing, and just hanging out. The master bed and bath leave nothing to be desired and are a great example of efficient luxury.

Front of House Zoom
The simple form and sharp gabled roof resonates with an iconic understanding of a home. The standing seem metal roof, smooth white stucco, and rich woodtones give it a crisp modern feel that accentuate the clean lines without making it seem foreboding. Integrated planter boxes provide color and texture to this friendly suburban minimalism. An optional roof deck over the garage provides serviceable outdoor space on small lots.
A custom wood fence can really set a house apart from the rest of the neighborhood. On a narrow lot it makes sense to pay a little extra attention to the fence since it will be the walls of any outdoor space. By using wood that matches the trim of the house the yard will be perceived as a series of outdoor extensions to the interior spaces. -
Kitchen Zoom
The simple kitchen layout with the half-bar provides generous cooking and food preparation area. The half-bar makes for an excellent morning breakfast stop before starting the work day. Open shelving, in addition to the generous array of windows, give this kitchen a light, airy feel. The entry-level solid surface countertops, like DuPont’s Simplicity, are a great way to provide a clean sanitary look without breaking the bank. The stainless steel refrigerator comes with a pull-out freezer, which makes accessing your frozen food a breeze.

This option uses natural earth and wood tones to create a light, airy feel to the space. The double French doors offer an opportunity for a patio perfect for outdoor grilling. Exposed wood beams give the ceiling texture and provide a hint of rusticity. The office armoire allows for the everyday functionality of a computer station at the center of the living level but can be closed shut to hide clutter when not in use or when entertaining company.

Energy Features Zoom
The ductwork of the HVAC system is located entirely within the conditioned space of the building, which greatly enhances its efficiency over conventional installations. Additionally, a Heat Recovery Ventilator accomplishes two tasks: 1)It ensures healthy indoor air quality by continually expelling old, stale air from within the home and 2)It mediates the thermal properties between the outgoing and incoming airstreams, which further-increases the efficiency of the HVAC system. The simple villa has two options for locating the furnace—one in the attic and one on the ground floor—which accommodates different builders’ preferences. Domestic hot water needs are met by an on-demand, tankless water heater. Building electricity is offset by 2.04kW of solar shingles by Eagle Integrated Solar.
